The Board of Investment of Sri Lanka invites interested private sector parties to submit proposals to invest & develop following lands for housing.

1. REGIDALE ESTATE, PILIYANDALA

LOCATION : Land called Regidale Estate, Kahapola, Piliyandala, within the Kesbewa
Pradeshiya Sabha area of Colombo District. The distance to the site from the Colombo city is approx. 30 km.
TOTAL EXTENT : Approx. 77 acres
LAND OWNERSHIP : BOl of Sri Lanka
NATURE OF THE LAND/
PRESENT LAND USE
: Undulating highland with rubber and coconut cultivation
INFRASTRUCTURE FACILITIES : Via Colombo- Piliyandala main road ("A" class road) Three Phase electricity and Telephone facilities available Main source of water is ground acquifier.

FEATURES
: The University of Moratuwa (a major information technology and engineering educational University in Sri Lanka) is located approx. 10 km away from
the site. Bolgoda lake is also situated in the close proximity of the site.

2. WALAHANDUWA ESTATE , AKMEEMANA

LOCATION : Land called Walahanduwa Estate, Akmeemana Galle lOkm from Galle Town and 120km from Colombo city.
TOTAL EXTENT : 40 acres
LAND OWNERSHIP : Janatha Estates Development Board/Sri Lanka State Plantations Corporation
NATURE OF THE LAND/
PRESENT LAND USE
: Undulating bare land
INFRASTRUCTURE FACILITIES : Via Colombo - GaIle main road ("A" class road) Three Phase electricity
Main source of water is ground acquifier.
OTHER LOCATIONAL FEATURES : Galle Harbour and Galle Central business district (closeproximity to the site).


Interested Investors are required to furnish the following details and documents for evaluation and consideration.

    • Experience in housing development

    • Source of funding

    • Current Investment in similar activities

    • Preliminary design for the proposed site prepared by an Architect/Town Planner with relevant technical details

    • No. of Housing units, types and sale price of each housing unit, etc. other related activities proposed.

    • Targeted dates of commencement and implementation period for each activity.

    • Price offered for the site - (site will initially be released on lease basis, with provision to sell to third party buyers upon completion of the construction of the housing unit/units)

The selected investors who invest in excess of Rs.500 Mn. wiIl be eligible for zero-rated income tax for a period of 3 years and concessionary taxation thereafter. They will also qualify for duty free imports of capital goods within the period of project establishment (3 years) incentives under Section 17 of the BOI Law.

Proposals for each site should be forwarded separately on or before 15th August 2002 for consideration under sealed, confidential cover and marked "investment Opportunities In Housing" on top left hand corner of the envelope.
