The physical aspects of the lot you select will depend on how you plan to use the land. It is wise to check and understand the zoning ordinances prior to purchasing a lot to ensure your dreams can be realized.

Zoning ordinances are laws and regulations established by Urban Development Authority (UDA) or the local authorities that set standards for the use of land and the buildings within each designated area or zone. The purpose of these regulations is to promote the health, safety, welfare and orderly growth of the community. Common subjects of ordinances, among others, include maximum building area, maximum number of stories or height of a structure, minimum setback from the street, and the ratio between the area of the house and the area of the lot.

If the owner of a lot cannot meet a particular ordinance due to uncontrollable reasons, he or she can appeal to the local authority for a variance, an exclusion from a zoning ordinance. For example, if a lot's shape and slope dictate that the house is built closer to the street than the zoning allows, the board might grant the owner a variance on a case-by-case basis.
